Greenwich Square

The developer Hadley Mace’s vision for Greenwich Square is to create a vibrant and cohesive neighbourhood for the local area. It will also provide new community amenities for the existing residents and be fully integrated into the heart of the Royal Borough of Greenwich. It is determined to enhance the lives of everyone living and working in the borough.

We’ve now delivered the first phase of, circa, 300 residential units and a community focused facility called the Greenwich Centre. This comprises of a state-of-the-art leisure centre with gymnasium and swimming pools, a customer service hub, library and a new NHS GP practice. The second phase is now underway and will be completed, circa, 2019.

Hadley Mace looked for a network provider they could trust to not only install the utilities, but also to maintain and upgrade them. Working closely with the customer, we developed plant sizing and design of the heat network to deliver an optimum balance of carbon savings, capital cost and end user charges.

SSE Enterprise Utilities has provided valuable technical input which is based on its experience and learning from running heat schemes elsewhere. Their experience in looking after heat customers combined with their significant customer service infrastructure was also very important to us.

Efficient working lives

We installed electric, gas and water networks and the assets will be owned and operated for the duration of the 30 year contract. At the heart of the scheme is a district heating network powered by a gas-fired Combined Heat and Power (CHP) engine. It works by capturing heat produced when electricity is generated. It uses this to heat water that’s then fed to the properties via the site-wide district heating network.

It will make a significant contribution to carbon reduction targets for the developer and will deliver long term plant efficiency and minimise operating costs for the network. We also installed all the district heating pipework and introduced Automated Meter Reading (AMR) systems within individual properties so that residents know, in real time, their energy use.

Our experience in serving heat customers has enabled us to develop robust, transparent and affordable tariffs. All commercial and residential Greenwich Square customers will benefit from SSE’s high levels of customer service, 24/7/365 cover on all plant and equipment, energy efficiency advice and special services for vulnerable customers. Connected residents will also have peace of mind that their electricity, gas and water is being looked after according to the rules and regulations imposed by the regulators.
